Redevelopment plans for 260 West Esplanade/255 West 1st St

Following the success of its most recent Lonsdale area developments, Anderson Walk and Queen Mary, Polygon has proposed to rezone and redevelop the property at 260 West Esplanade/255 West 1st St into a new, mixed-use development featuring 208 residential units and 30,000 s.f. of commercial space. It is estimated that the addition of these new residential units in the community will generate an influx of disposable income that could reach as much as $5 million annually, helping to support local businesses and promoting growth in the downtown core.
The Polygon Team, led by Rene Rose (Senior Vice President Development), is pleased to present this proposal to the Lower Lonsdale Business Association and looks forward to meeting with business leaders in the community. Along with the details of the development program, an update will be provided on the public consultation process and how members of the community can participate and share their comments.

Private meeting: This is a meeting specifically for Lower Lonsdale Businesses and Property onwers as well as North Vancouver Chamber of Commerce members with particular focus on Lower Lonsdale interests. This is not a public meeting to launch the Waterfront Redevelopment plans. The City will be scheduling a full public meeting on that in the near future.

Does your business struggle with the burden of high commercial property taxes?
City Council will be receiving a report from the finance department on recommendations for future North Vancouver commercial property taxes. High commercial property taxes are one of the major reasons tenants choose to relocate away from urban centres. Many downtown areas such as Lower Lonsdale are experiencing an increase in commercial vacancies and may suffer more in the future if we don't work towards new solutions to help local business stay in Lower Lonsdale and prosper here.

The Lower Lonsdale Business Association is planning a delegation to present at the council meeting at City Hall about the importance of lowering commercial property taxes on April 8th. City council is concerned about the burden on businesses but needs to be convinced the time is now to make some tough new decisions and directions to support local businesses. A healthy downtown commercial area is an integral part of a healthy whole community.
Help to reduce commercial property taxes:
1. Send us an e-mail about how your feel commercial property taxes affect your business or your ability to lease your commercial property. We will forward those to the City of North Vancouver and will include these e-mails in our delegation package to City Council. Please send this in to us by April 3rd to LLBA@loloinfo.ca
2. Speak with us at the City Council meeting. Let us know in your e-mail if you would be willing to speak to City Council as part of our delegation about the personal concerns you have as a business or property owner about commercial property taxes. We plan to have three different businesses speak as part of our presentation. We are only allowed 10 minutes to present so we are planning to be concise and well rounded with our presentation to support lowering commercial property taxes
3. Plan to attend the meeting and support the effort by filling council chambers with faces they can see. We will confirm the time on this website but plan for April 8th at 7pm at North Vancouver City Hall council chambers. Rally your business neighbours to come too.
4. Sign up to speak at the beginning of the council meeting. There are a few two minute spaces that are available for you to share your comments. We will confirm the time on this website but plan to sign up here before 6pm.
